Ward Security: making the difference

When property management specialist MJ Mapp was looking to tender the security provision for a large chunk of its portfolio, the Ward Security name was on the shortlist. Not only had the Rochester-based bespoke security provider already been supplying security services to part of MJ Mapp’s existing portfolio, but the way it operates and the high level of customer service mirrored many of the values that MJ Mapp holds highly – continuity of service, reliability employee satisfaction.

It is this, says Liz Buys, Senior Associate Director at MJ Mapp, that puts Ward Security on the company’s list of approved suppliers, as well as its ability to respond promptly and efficiently to situations, as and when they arise. Liz believes a principle advantage of working with Ward Security is that it always approaches new sites with an open mind something that, most of the time, leads to happier site staff and therefore improved service levels.

MJ Mapp is a managing agent acting for a number of owners, ranging from individual private clients to large international investors. Its portfolio stretches from Aberdeen to Plymouth and the width of the country and includes a small amount of residential property but primarily commercial, from large flagship office blocks in the centre of London, to small industrial and retail parks on the outskirts of small towns.

The company’s remit includes everything from collecting rents and service charges for its clients to providing a full facilities management service on their site. Although this is wide-ranging, MJ Mapp specialises in only providing property management and, as such, is a niche player in the industry. This means that, when it comes to providing security for its clients’ properties, it chooses to outsource rather than divert its own resources.

MJ Mapp operates an approved contractors’ list, which means that any company who wants to be an approved contractor has to complete a detailed health and safety, financial and environmental check: only once they’ve passed that will they be accepted onto the list. “For security companies, we also look for SIA accreditation,” says Liz. “By doing that, what we’re trying to do is limit our own and our clients’ liability.

Ward Security provides a comprehensive range of services to MJ Mapp, from manned guarding and dog patrols, through to key holding, void unit inspections and, most recently, out of hours service desk provision.

“What is important to us when we deal with our contractors is that we don’t treat them as such,” says Liz. “It is vital that we work at a partnership level with our approved contractors to ensure a continuity of service as well as being able to support each other’s business requirements to continue providing our occupiers and owners with a reliability.”

As a small to medium-sized business, MJ Mapp prefers to work with like-minded businesses. “If you deal with a company that is too large, you don’t tend to get the right level of personal communication,” says Liz. “I know that if I pick up the phone, I can speak with David or Kevin Ward, and I know that I will get my answer, and that, if they don’t have it, or there’s an issue, they will resolve it quickly for me. That’s the kind of company we like to work with: we’re able to deal with people who can make a difference.”
